BACKGROUND

OV Consulting was the Prime Consultant and Project Manager for the 41st & Fox Station Area Next Steps Study, an integrated land use and infrastructure plan designed to address the future mix and density of land uses within the station area and the determination of effective connectivity strategies to adjacent neighborhoods, including Sunnyside, Chaffee Park and RiNo communities. In response to growing development pressure and existing access limitations, the City adopted Rules & Regulations that limited trip generation associated with new development in the Fox Station Area, making the evaluation of future infrastructure alternatives and transportation demand management strategies an important “next step” for this area. OV led a multi-faceted infrastructure investigation, including bridge and tunnel access alternatives, stormwater improvements, intersection reconfiguration and bike and pedestrian connectivity solutions to support a series of land use development scenarios and associated revenue generation for the study area.

ENGAGEMENT

OV worked extensively with area stakeholders, property owners, and developers to shape the future of this urban station location, achieve buy-in and determine the preferred TOD planning scenario for future investment. In response to growing development interest and existing access limitations, the city adopted the 2018 Rules & Regulations for Fox Station East that limit the trip generation associated with new development in the Fox Station Area, making the evaluation of future infrastructure alternatives an important “next step” for this area.

 

PROOF OF SUCCESS

Today the 41st & Fox Station Area is experiencing tremendous growth and development, anchored in the Fox Park development at the north end of the site.  This development is guided by the station area Next Steps Study and is supported by corresponding investment by the City and developers in the critical roadway, bike and pedestrian improvements within the study critical to building out the multi-modal network for the area.
